CURRENT STATUS AND MAIN PROBLEMS OF INNOVATIVE DEVELOPMENT OF REGIONAL INFRASTRUCTURE

This article analyzes the current state and current problems of innovative development of regional infrastructure in our country. The process of modernization of infrastructure and the introduction of innovative solutions plays an important role in increasing the economic stability and competitiveness of regions. Therefore, the study examines the main factors affecting the development of regional infrastructure, existing problems and ways to solve them. The analysis shows that the main obstacles to the implementation of infrastructure projects are the lack of financing, outdated technologies, institutional problems and territorial disparities. The article also analyzes advanced foreign experience and puts forward effective strategies for the formation of innovative infrastructure. The article also develops scientific and practical recommendations for the development of regional infrastructure and highlights its impact on sustainable innovative development. The results of the study can be of practical importance in the processes of regional policy formation and infrastructure planning.

This article is devoted to assessing the prospects for attracting foreign direct investment (FDI) to Uzbekistan until 2030 in the context of accelerating structural modernization of the economy, expanding public-private partnerships, the growth of the "green" agenda, and the deepening of digital reforms. The purpose of the study is to identify factors that determine not only the quantitative scale of capital inflow but also its qualitative contribution to productivity, technological renewal, export diversification, and the formation of local value chains. The methodological framework combines comparative-institutional, structural, and problem-oriented analysis of official and analytical materials from 2022-2025. Based on a literature review, it is shown that for developing and transition economies, the sustainable effect of FDI depends on the quality of institutions, the predictability of the regulatory environment, the depth of the financial market, and the state's ability to link investment policy with industrial, innovation, and infrastructure strategies. The article examines the role of modern technologies in the development of rural tourism in Central Asian countries. Particular attention is given to the digitalization of infrastructure, implementation of online services, electronic visas, booking systems, digital marketing, and environmentally sustainable technologies. A comparative analysis of five countries in the region (Kazakhstan, Uzbekistan, Kyrgyzstan, Tajikistan, and Turkmenistan) was conducted, including quantitative indicators such as the number of digital projects, coverage of e-Visa, visa-free regimes, and tourism investments. The findings show that the adoption of technologies helps to overcome barriers related to infrastructure, human resources, and financing, while also creating new opportunities for the sustainable development of rural areas.

This article examines the role of generative artificial intelligence in the digital transformation of economic sectors, with a particular focus on assessing implementation efficiency and ensuring technological security. The study argues that generative AI is becoming a strategic tool for improving productivity, operational speed, decision-making quality, and innovation capacity across manufacturing, finance, logistics, public administration, and other sectors. At the same time, the article emphasizes that the benefits of generative AI are accompanied by serious technological risks, including data leakage, model misuse, privacy violations, unreliable outputs, and cybersecurity vulnerabilities. The research is based on a qualitative comparative analysis of recent open-access academic and institutional sources, including OECD, World Bank, NIST, and sector-specific studies. The findings show that the effectiveness of generative AI should be evaluated through a dual framework that combines economic performance indicators with technological security criteria. The article concludes that sustainable implementation requires not only digital infrastructure and organizational adaptation, but also strong governance mechanisms, human oversight, and continuous risk monitoring.

This article examines the efficiency of small business in the service sector of Uzbekistan and its role in ensuring sustainable economic growth. The study highlights the key determinants of development, including government support, infrastructure quality, access to financial resources, and workforce skills. Particular attention is given to the introduction of innovations and digital technologies, which contribute to the optimization of business processes, cost reduction, and market expansion. The analysis shows that despite the positive results achieved, the sector still faces several challenges such as limited access to finance, high competition, and administrative barriers. At the same time, government initiatives aimed at reducing bureaucratic procedures, providing tax incentives, and stimulating the export of services create favorable conditions for further development. It is concluded that small businesses in the service sector have significant potential to expand their contribution to the economy, especially through export development and integration into international markets. The implementation of comprehensive measures will enhance the competitiveness of small enterprises and ensure further diversification of Uzbekistan’s economy.

INNOVATION MANAGEMENT OF REAL ESTATE FACILITIES

Based on the program of rapid development of the national economy and ensuring high growth rates of the New Development Strategy of Uzbekistan for 2022-2026, determined by the President of our country Mirziyoyev, and in order to ensure its implementation, the quality of property value assessment, including the market value of real estate in the insurance process who mentioned the necessity and urgency of improving research on increasing efficiency. The situation in the real estate market for the first half of 2022 was analyzed by the Center for Economic Research and Reforms. The volume of sales on the real estate market in Uzbekistan increased by 6%. According to the results of the analysis, 126,000 real estate sales contracts were signed in Uzbekistan in the first half of 2022, which is 6% more than in the same period of 2021 (119,000). Therefore, improving the management of real estate objects on the basis of digital technologies is one of today's priority tasks. This article describes the role of trust management in improving the efficiency of real estate management and their introduction to the national real estate market.
